CEAGIS Properties limited, is in partnership to deliver over 85,000 (eighty five thousand) Housing Units to civil servants in Abuja, FCT through the Federal Integrated Staff Housing, (FISH) program, under the Office of the Head of Civil Service of the Federation, HOS primarily and the general public through the National Housing Fund (NHF) scheme for members of the Academic Staff Union of Research Institutions, ASURI under the aegis of the Nigeria Labour Congress, NLC and its affiliate Trade Unions.
THE PROJECT REPLICATION
CEAGIS Properties limited, CPL proposes to replicate the FISH-P model across the existing 774 Local Government Areas, LGA, 36 States and the Federal Capital Territory, FCT across the 8,900 projected ward units in the Federal Republic of Nigeria to build and deliver houses in modular units of fifteen (15) House types of 1,2,3,4,5,6,7,8 bedrooms that will accommodate 5,000 beneficiaries per ward nationwide in the next fifteen (15) years 2022 – 2037.
With a multiplier of 2, the project shall accommodate an estimated 89,000,000 (eighty nine million) Nigerians nationwide over the period for civil servants and non-civil servants through the Federal Integrated Staff Housing, (FISH) program, under the Office of the Head of Civil Service of the Federation, HOS primarily and the general public through the National Housing Fund (NHF) scheme.
THE PARTNERSHIP
CEAGIS PROPERTIES LIMITED in its quest to meeting the shelter needs of Nigerians has partnered with various investors across the globe to include: Europe, the United States of America, USA, Asia and African Countries and willing Equity Investors locally in Nigeria;
These investors are grouped into major and minor project investors on approved investment terms for the entire projects nationwide through their offshore banks, with BRENDAN HUMPHERY, MBA, MCIOB, ARICS, QFP as the CEAGIS Properties Limited approved global funding consultant.
This partnership is aimed primarily to deliver to the Head of Service of the Federation, HOS, on the behalf of all interested civil servants who shall be subscribers/ beneficiaries of the Federal Integrated Staff Housing, FISH Program, the states civil service and Nigerians who are interested in owning houses of their own within their political wards, towns and villages.
HOME EQUITY SUBSCRIPTION
Upon payment of between 10% - 30% Equity Subscription as down payment for chosen house types by the civil servants, they shall be entitled to between 70% - 90% Refinancing Option from the Federal Mortgage Bank of Nigeria, FMBN under the National Housing Fund (NHF) Scheme through appointed Primary Mortgage Institutions, PMI at 6% annual interest rate for their remaining years in service to retirement.
It shall be the responsibility of CEAGIS Properties Limited to deliver qualitative houses to Nigerians through planned collaboration in the overall common good, with the options of monthly equity repayment after the initial 5% - 10% minimum down payments with balance equity spread for up to 60 months through the Integrated Personnel Payroll Information System, IPPIS.
APPLICATION OPTIONS
Application options available in the CEAGIS GATED ESTATES COMMUNITY, ABUJA includes:
- Home Ownership Subscription with 10% - 30% Equity payment for between 12 - 60 months in either a one round, monthly, quarterly, semi-annual or annual payments. The CPL balance equity financing shall attract a 10% annual rate over the tenor, while the house types shall be delivered to the beneficiaries within nine (9) to twelve (12) months upon commencement of equity payment by beneficiaries
- Contractors Subscription for the construction of unit block(s) of available 13 house types with non-refundable application fee of N250,000 and stipulated Contract Award Fee, CAF for block of house type

- House Types Allocation Letter are generated automatically for home equity subscribers, with details of financial cost implication displayed for applicants' payment to our designated bank account for transaction ratification.
- Award letters are generated automatically for contractors and investors with details of financial cost implication displayed for applicants' payment to our designated bank account for transaction ratification.
- Memorandum of Understanding, MOU/CONTRACT AGREEMENT is generated automatically upon submission of registration details online for contractors and investors.
- Bill of Quantities, BOQ, Design Drawings and necessary project and investment details shall be delivered to subscribers in our office at No.40 Danube Street, off IBB Boulevard, Maitama, Abuja upon registration and payments made to our designated bank account.
- Details of Award and Engineering Consultancy fee for project supervision are contained in the contract on mileage.
THE CEAGIS ESTATES AND GATED COMMUNITY PROJECT, ABUJA
The CEAGIS ESTATES GATED COMMUNITY; Abuja shall be developed in seven phases across different cadastral zones and districts that include:
